GDA: The Ghaziabad Development Authority

In Ghaziabad City and the territories under its authority, the GDA, or Ghaziabad Development Authority, is in charge of planned urban development, housing project building, and the provision of social infrastructure utilities.

One of the most popular places to invest in real estate in the National Capital Region (NCR) is Ghaziabad. Over the years, the city's infrastructure has developed quickly. The planning body that has been instrumental in bringing many development programmes and modernizing the city's infrastructure to fruition is the Ghaziabad Development Authority (GDA), along with other places that fall under its purview. In the Ghaziabad district, it is in charge of purchasing land, creating housing developments, and supplying social infrastructure.

About the Development Authority of Ghaziabad

Section 4 of the Urban Planning and Development Act, 1973, established the Ghaziabad Development Authority, or GDA. The Authority is in charge of performing a number of duties, including:

  • Putting together the anticipated urban development's master plan.
  • In charge of development and oversight in accordance with the master plan.
  • Obtaining land for building and urban expansion.
  • Overseeing housing and development construction.
  • Constructing both social and physical infrastructure.

Ghaziabad, Loni, Murad Nagar, and Modi Nagar are the development areas that are governed by the Ghaziabad Development Authority, or GDA. Nine villages under the Greater Noida Authority's authority in the Gautam Budh Nagar district were recently moved from the Greater Noida development area to the GDA development region.

GDA Housing Programme

The Ghaziabad Development Authority develops a number of housing developments that provide middle-class and economically disadvantaged people with reasonably priced homes. The Authority distributes dwellings constructed under the Pradhan Mantri Awas Yojana (PMAY) under the Ghaziabad Housing Scheme 2021. Under the program, about 13,500 new apartments are available.

In its ten housing schemes, the Authority has instituted the "first come, first served" policy. This program covers around 2,134 houses for five Madhuban Bapudham pocket buildings in the district, as well as the Mandakini and Alaknanda Apartments in Vaishali, the Indraprastha Yojna, the Chandrasheela Yojna, the Koel Enclave, and the Sanjaypuri Yojna in Modinagar. The GDA projects that this initiative will bring in Rs 75 crore in revenue.

Additionally, as part of the affordable housing programme, the Ghaziabad Development Authority raised the cost of homes under the Samajwadi Awas Yojana and the Pradhan Mantri Awas Yojana. The cost of buying a Samajwadi Yojana home would now range from around Rs 2.5 lakh to Rs 4 lakh. Additionally, under the PM Awas Yojana, home prices have increased to Rs6 lakhs for a property from Rs 4.5 lakhs.

The draft Master Plan 2031 for the district has been created by the Ghaziabad Development Authority. The authority's first priority is to see the plan through to completion. The Meerut divisional commissioner and the GDA chairperson were scheduled to convene as a board by the end of March 2022 in order to endorse the Master Plan 2031. The state government would also be notified of the draft master plan's approval, and the locals would be invited to voice any complaints. By July 2022, the idea is probably going to be implemented.
