The Ghaziabad district government asked for comments till September 30 after suggesting that circular fees go up. Experts say that prices for homes may go up by 40%.
According to officials who spoke to the Hindustan Times, the Ghaziabad district administration (GDA) will analyse almost 50 public objections to the proposed circle prices issued on September 14 and decide the new circle rates for Ghaziabad for 2025-2026 within the next week.
The suggested circular rates say that apartments in buildings with more than one floor will probably cost 10–40% more, depending on where they are. Prices for flats in township projects like Wave City might rise from 74000 per square metre to around 93000 per square metre. The prices in Siddharth Vihar could go up from 52000 per square metre to 68000 per square metre.
The suggested price for Crossings Republik is 1.13 lakh per square metre. According to a research that came out earlier, land prices could increase up from 85000 per square metre to 98000 per square metre in places like Indirapuram and from 72000 per square metre to 83000 per square metre in places like Vasundhara.
After suggesting a rise in circle rates, the administration asked the public to voice their concerns until September 30. The government sets circle rates as the lowest prices for certain locations, which are the legal limits for buying and selling property.
Eight sub-registrars looked at a survey of current circular rates and market rates as part of the procedure. The publication reported that rates for residential properties would go up by 15% to 20%, rates for commercial buildings would go up by 20%, and rates for agricultural land would go up by 10% to 15%.
Pushpendra Kumar, the assistant inspector general (AIG – stamps), told the Hindustan Times that "Until the end of the public objection stage on September 30, we received about 50 different objections where the public demanded a reduction in rates while others demanded a further hike." People in places like Modinagar and behind the Wave City have requested us to lower the fees, but people in the city have asked us to raise them.
The publication was told by officials that they want to bring the circle rates of properties in line with the market rates.
"We\'ve also heard from farmers in areas whose land the Ghaziabad Development Authority wants to buy for their planned Harnandipuram Township. These farmers want the circle rates for their villages to go up. Kumar said that the 50 objections will be dealt with in a few days and that the circular rates for FY 2025-26 will be set in another 2–3 days after that.

According to the publication, GDA wants to build Harnandipuram township across an area of 521 hectares that includes the land of eight villages: Mathurapur, Shamsher, Champat Nagar, Bhaneda Khurd, Nagla Firoz Mohanpur, Bhovapur, Shahpur Nij Morta, and Morta.
The final prices for direct purchases were based on the circular rates for eight communities in September 2024. The report added that the GDA had also told the registration department not to raise the prices of agricultural land in villages on 8 August.
