More than 34,000 DDA apartments are still for sale, and about half of Narela's units are still empty

With the new housing plans, the DDA wants to get rid of a lot of its unsold properties while also making more housing available for people of all income levels.

According to a written answer given in Parliament on Thursday, the Delhi Development Authority (DDA) currently owns 34,052 unsold flats in the Capital. Of these, 31,487 are in Narela alone.

Balwant Baswant Wankhade, a Congress member of Parliament from Amravati in Maharashtra, asked the question.

The answer is that the DDA has built 62,801 units in Narela. So yet, just 31,314 of these units have been sold, leaving almost 50%, or 31,487 flats, unsold. The answer went on to say that the DDA expects to build more than 6,100 additional flats in the 2025-26 budget year through two main programs.

The reply said, "DDA has said that there are 62801 flats in Narela, 31314 of which have been sold and 31487 are still available."

But the unsold inventory isn't just in Narela. The Union ministry of housing and urban affairs said that there are 1,524 unsold flats in Karkardooma, 222 unsold units in Loknayak Puram, 487 unsold flats in Siraspur, and fewer in other locations. There are 70 unsold units in Dwarka, 112 in Rohini, 16 in Jasola, 23 in Ashoka Pahari, 66 in Azadpur, and one in Vasant Kunj.

There are different types of unsold units, such as 1-BHK and 1-RK for people with low incomes (EWS), low-income groups (LIG), middle-income groups (MIG), and high-income groups (HIG).

The DDA has tried many times over the years to clear this inventory, but it is still unsold. Previous news reports say that a lot of the flats in Narela are still empty, even though there have been incentives like discounts, better connectivity, and special housing programs.

The DDA wants to cut down on the number of homes it has that aren't selling by a lot by 2025–26. It will achieve this by building new homes for people with incomes ranging from EWS to HIG in both Narela and Karkardooma.

The DDA has just opened the 2-BHK flats in Karkardooma Towering Heights. This is the first transit-oriented development (TOD) site in the city. It also plans to start a new program for government workers in December that will give them discounts on more flats in Narela.

The response says that the Towering Heights Karkardooma Housing Scheme 2025 will provide 1,026 MIG (2 BHK) flats and 498 smaller 1-RK flats for community service workers in Karkardooma.

The DDA aims to build 3,656 flats in Narela under the Karmayogi Awas Yojana 2025. These will include 856 HIG (3-BHK), 1,800 MIG (2-BHK), and 1,000 1-BHK units in sectors A1 to A4.

Additionally, 3,666 more flats are projected to be available this year in Pocket 11 of the same sectors. These will include 900 HIG, 1,750 MIG, and 1,016 EWS units.
