Delhi-NCR saw the highest gain in house prices among seven major cities from July to September, at 24%. Anarock


According to a survey, the average price of a home in Delhi-NCR went up from ₹7,200 per sq ft a year ago to ₹8,900 per sq ft in July–September.

 

According to Anarock, Delhi-NCR had the highest yearly home price growth among the top eight cities, with a 24% increase from July to September. Bengaluru came in second with a 10% increase.

 

According to Anarock data, the average price of a home in Delhi-NCR went up from ₹7,200 per sq ft a year ago to ₹8,900 per sq ft from July to September. Prices in Bengaluru went up by 10%, from ₹8,100 per sq ft to ₹8,870 per sq ft. Housing costs went up 9% from ₹8,390 per sq ft to ₹9,105 per sq ft in seven major cities.

 

The top 7 cities received some relief after three years of huge year-on-year average price rise. The average price growth went from ₹8,390 per sq. ft. in Q3 2024 to ₹9,105 per sq. ft. in Q3 2025, or just 9% per year.

 

NCR saw the most yearly rise in average costs, going up 24% among the top 7 cities. Anarock statistics showed that average prices in the top 7 cities went up by only 1% per three months.

 

The Mumbai Metropolitan Region (MMR) was still the most costly place to buy a house. Prices for homes in MMR went up 6% from ₹16,300 per square foot to ₹17,230 per square foot. According to a PTI report, the price of residential homes in Pune went up 4% from ₹7,600 per square foot to ₹7,935 per square foot.

 

Prices in Hyderabad went up 8%, from ₹7,150 per square foot to ₹7,750 per square foot. The survey revealed that the average price of a house in Chennai went up 5%, from ₹6,680 per square foot to ₹7,010 per square foot.

 

The survey said that housing costs in Kolkata went up 6% from July to September, going from ₹5,700 per sq ft to ₹6,060 per sq ft.

 

There was an 11% reduction in new home launches in NCR, with about 12,645 units built in the third quarter of 2025. The market dropped 33% compared to Q2 2025 every three months. A huge 70% of the new supply in the quarter came from the premium market (above ₹1.5 crore).

 

MMR had the most sales of over 30,260 units, followed by Pune with about 16,620 units. These were the top 7 cities. All of the top cities had a drop in yearly house sales, except for Chennai and Kolkata, which saw yearly increases of 33% and 4%, respectively.
