Landmark Group would put 400 crore into a low-density luxury project on the Dwarka Expressway in Gurugram

Gurugram real estate: Landmark Group would put about 400 crore into its low-density luxury housing project in Sector 103 on the Dwarka Expressway.

On 20 August, the Gurugram-based Landmark Group claimed it would spend about 400 crore on its low-density luxury housing project, "Landmark SKYVUE," in Sector 103 on the Dwarka Expressway.

The project will only have 240 flats on 4 acres and might make ₹1,200 crore. The business also revealed that SKYVUE, which would be completed in four years, has been offered at ₹17,500 per square foot, and apartments there cost between ₹4.99 crore and ₹6.78 crore.

Landmark Group chairman Sandeep Chhillar told reporters, "We will spend 400 crore on building our new project, 'Landmark SKYVUE.' "It has 60 apartments per acre, which is less than the usual 90 to 100."

He added that the company has held the site since 2009 and has previously paid all the fees to the authorities to get permission to build.

He noted that demand in the Gurugram sector is still high, thanks to major infrastructural projects like the opening of the Dwarka Expressway.

The project is on a piece of land that is 11 acres big. Phase I was finished in 2013, and Phase III is set to start in FY2026.

Phase II will have 240 dwellings on 4 acres. They will come in 3BHK + utility and 4.5BHK + utility forms, with three sides open. There will be stores, a 1-lakh-square-foot club, and wellness facilities on the three-level platform that the towers will sit on. The buildings will be 40 floors tall. There will also be an observatory on the roof of the project.

We want to build a community that is both beautiful and comfortable. "We want to focus on what Indian families need today," he said. "This includes digitally advanced amenity zones, a skypad pickleball court, a Japanese restaurant called 'Sora', and a wellness-oriented club called 'Skydome' that has a meditation zone, a plunge pool, and USFDA, CE, and ISO-approved cryotherapy."

Chillar added that the company will pay for the building costs with money it had saved up, loans from banks, and advances from consumers against sales.

So far, the company has built 15 homes and five businesses, largely in Delhi-NCR.

It has other projects planned for FY2025–26, including the biggest single-tower commercial building on Golf Course Extension Road, which will be 2.2 million square feet. There will also be a high street retail project and a significant mixed-use project on Dwarka Expressway.
