Google to shell out Rs 671 crore for 6.2 lakh sq ft office space in Gurugram


Google India inks deal for 6.2 lakh sq ft office space at DLF Atrium Place Tower 1, Gurugram; total rental commitment ₹671 cr for 5 years

Google India Private Limited has leased out roughly 6.2 lakh sq ft of office space in DLF Atrium Place Tower 1, Gurugram, at a total rental outgo of nearly ₹671 crore over five years, according to records seen by Propstack.


The office space of 6.17 lakh sq ft has been leased from Atrium Place Developers Private Limited. The papers stated the new lease starts Oct. 1, 2025, and includes floors 2 through 16 of the commercial tower.


Under the deal, Google will pay a monthly rent of about ₹10.55 crore at a leasing cost of ₹171 per sq ft. The company has also furnished a security of ₹63.65 crore. The agreement requires a 15% rent increase every three years, according to documents filed in April 2026.

Other large commercial real estate transactions

Propstack records showed that Airbnb has rented 46,437 sq ft of office space at Gurugram’s DLF Cybercity for its Global Capability Centre (GCC) at a monthly price of ₹61.53 lakh under a five-year lease arrangement.

The company has leased premises in DLF Cybercity, Building No. 5 (Tower A) of DLF Cyber City Developers Limited. The lease began on October 1, 2025, at a fee of ₹132.5 per sq ft per month. Airbnb has also paid security deposit of Rs 5.54 crore. There is a 5% escalation clause in the deal, the lease paperwork say.

Further, Airbnb would pay ₹2.85 lakh a month for 38 automobile parking slots at ₹7,500 per slot. The documents revealed that any extra parking will be taxed at ₹8,500 per month each.


Global Capability Centers are offshore or remote centers that organizations use for technology, operations, analytics, finance and support tasks.


IBM India Private Limited has rented 2.3 lakh sq ft office space in Gurugram for a total rent of ₹180 crore for 10 years earlier this year, as per a document seen by Propstack.


Google IT Services India had extended its lease for 8.7 lakh sq.ft of office space in East Bengaluru’s Doddanekkundi with an annual rent commitment of ₹90 crore in the last year. The five-year leases recorded in April involve office space in the Kyoto West and East Towers at Bagmane Capital Business Park, according to records seen by data analytics firm Propstack.

Google India Private Limited and Google Cloud India Private Limited renewed their office space leases in Bandra-Kurla Complex (BKC) in Mumbai, India’s costliest commercial district, in February last year for a rent of ₹304 crore for five years, according to property registration documents accessed by SquareYards.
