Gurugram real estate: Imperial Auto entrepreneur Manav Sardana acquires Rs 271 crore penthouse in Gurugram’s DLF The Dahlias.

Entrepreneur Manav Sardana, who was involved with Imperial Auto before the global private equity company Warburg Pincus acquired it, has bought a penthouse at DLF’s The Dahlias in Gurugram for ₹271 crore, sources said.

This deal is one of the costliest single-unit residential transactions in India, bringing Gurugram’s premium housing market on level with luxury apartments in the Mumbai real estate market.

The penthouse is 17,200 sq ft on super area and 10,500 sq ft on carpet area. That translates to around ₹1.58 lakh per sq ft on super area and about ₹2.6 lakh per sq ft on carpet area.

The deal is the most expensive single-unit residential transaction in the country, said two people familiar with the transaction.

Dahlia Deals

In April 2026, ace investor Madhusudan Murlidhar Kela bought an apartment in Gurugram’s DLF ultra-luxury building, The Dahlias, for more than ₹120.71 crore, according to property documents acquired by CRE Matrix.

The deal papers stated the unit was sold for more than Rs 1.93 lakh a square feet. As per the paperwork, the flat is situated on a higher floor of Tower 1 at The Dahlias, DLF City Phase 5, Sector 54, Village Wazirabad, Gurugram, Haryana.

According to the records, the apartment has a carpet area of roughly 6,233.39 sq ft and five dedicated automobile parking places.

Former India opener Shikhar Dhawan has purchased an ultra-luxury flat in The Dahlias for a close to ₹69 crore in February 2025, papers seen by CRE Matrix showed. The paperwork revealed that the apartment was worth ₹65.61 crore and the total cost including stamp duty was ₹68.89 crore.

One of the country’s costliest residential acquisitions, an industrialist headquartered in Delhi-NCR bought four flats measuring over 35,000 sq ft in The Dahlias at Golf Course Road for around ₹380 crore in October 2025, property dealers told Hindustan Times Real Estate . The four units, in adjoining towers of the under-construction property, would be merged into a large residential unit, they claimed.

All About Dahlias and Previous Trades

DLF said the Dahlias will feature 420 residences in 29 storeys and 8 towers, with 15 rare duplex penthouses of roughly 350,000 square feet and spanning about 7.5 million square feet.

DLF’s total sales bookings fell 5% to ₹20,143 crore in FY26 from a record ₹21,223 crore in the previous financial year. However, The Dahlias remained one of the company’s greatest contributors, bringing in ₹4,828 crore in FY26 alone. The developer sold 32 flats during the March quarter, with robust demand and notable price appreciation.

DLF on ecosystem that defines luxury, ₹100 crore apartments in Gurugram

Speaking during the Hindustan Times Real Estate Summit in June 2026, Aakash Ohri, Managing Director, DLF Home Developers Ltd had said that India’s ultra luxury housing market and the emergence of ₹100-crore apartments in Gurugram are not just expensive on their own, but are products of an ecosystem that has been years in the making.

“DLF has worked very hard to build what can be called the Beverley Hills of India. “It is a fully made in India product and Camellias especially defines that,” added Ohri. “You talk about Dubai, London — every country has one or two real estate projects that they are proud talking about,” Ohri remarked. Camellias has become that for the India, he remarked.

During the investors call for Q1 FY26-27 recently, Ohri said that the pricing of Dahlias are going to be that the lower floors are ₹100 crores, and it goes up to almost about ₹160 to ₹170-odd crores right now.

"Most of the North's middle and lower floors are gone. Some high floors are not there. "So right now for the trajectory as we have planned it we have another 3 years to go in Dahlias. And Dahlias is also right now as I see it the demand is such that I don't want to speculate but post the Experience Center I feel that there will be another spurt," Ohri stated.

Ohri said the company has garnered interest from all across the country and overseas for Dahlias now. “Almost over 25% to 30% of our business now is coming from rest of India and outside, which is NRI,” Ohri said on the call.
