Delhi bungalows: Innov8 founder Ritesh Malik
buys Golf Links property for ₹85 crore, showing significant demand from
high-net-worth individuals.
Yet another unusual house deal in Delhi’s plush Golf Links, where Ritesh Malik,
founder of Innov8, bought a freehold bungalow of 575 sq yd for Rs 85 crore. The
sale was brokered by India Sotheby’s International Realty.
India Sotheby’s International Realty has verified that they have an exclusive
mandate for this asset and have successfully closed the sale. “We are delighted
to close another transaction in Golf Links and with such a dynamic
entrepreneur, Ritesh Malik,” stated the consultant.
Neither buyer nor seller could be reached for
comment.
The new owner aims to remove the old decaying
structure and renovate the land into a 6,000 to 7,000 sq ft residence
containing a ground floor, first floor and a barsati, according to legal
restrictions, sources added.
“The demand for bungalows in Lutyens’ Delhi continues to outstrip supply,” say
industry experts. A large number of long-term owners are monetizing their homes
during their lifetime, while wealthy entrepreneurs, industrialists and
professionals continue to compete for the limited inventory.
The major attraction of Golf Links is the shortage of freehold properties, said
property specialists.In Golf Links and the Lutyens’ enclave, the scarcest
commodity is not merely land, but a freehold title. “In Golf Links there are
only about 212 properties and usually one or two homes are available for sale
at any point of time so prices are driven by stiff competition among buyers,
not sellers,” said Rohit Chopra of Southdelhiprime.com
This sale comes in the wake of a number of prominent bungalow deals in Golf
Links during the last few years.
In 2025, heir to a Rajasthan royal family,
Yashwant Singh, bought a home in Golf Links for Rs 100 crore. The property with
a built-up size of 867.33 sq m on 588.97 sq m of land consists of basement,
ground floor, first floor, barsati and servant quarters.
Earlier in 2025, Sanjay Kukreja, Chief Investment Officer at ChrysCapital
Management Company, and his wife Shaveta Sharma, CEO and Managing Director of
Central Square Foundation, had bought a Golf Links bungalow for ₹155 crore and
the seller bought another bungalow in the same area for ₹78.5 crore.
Other marquee deals include former Attorney
General Mukul Rohatgi’s wife Vasudha Rohatgi buying a 2,160 sq yd bungalow for
₹160 crore in 2023, RateGain founder Bhanu Chopra buying a Golf Links bungalow
for ₹127.5 crore in the same year and Dixon Technologies Chairman Sunil Vachani
buying a 1,250 sq yd bungalow for ₹170 crore in 2021.
Beyond Golf Links, Delhi’s trophy bungalow market has also seen action in Sunder
Nagar where a 900 sq yd home was said to have been sold for about Rs 100 crore
in 2024, underscoring the persistent demand for ultra-premium residential
assets even as they remain scarce.
